Do I have to perform an inspection of the home?


Unless you’re buying a brand new home and getting the appropriate warranties from the developer my advice is to ALWAYS perform an inspection of the property.

Although the property might look good on the outside, there could be major issues that are not readily visible and could potentially cost you thousands right after closing.

As your realtor I can recommend a certified inspector who will explain the different items that he will be looking for during the inspection, such as plumbing and electrical systems, AC units, appliances, fixtures, roof, attics, foundation, and anything related to the condition of the home. In the case of Single Family dwellings, besides the peace of mind of knowing you are buying a solid investment, you may also receive discounts on your property insurance policy of the home complies with certain requirements.

What happens if the inspection finds major damages in the home?

Then I will negotiate for you to get the sellers to either make the necessary repairs, or lower the price of the home to help you cover those costs after closing. Remember inspections, as well as any re-negotiation must be done within the due diligence period or you might be left with the bill.
