Do you own, or plan to Invest in a Commercial Property?
For some,
investing in commercial properties such as offices, warehouses, apartment
buildings, or shopping centers is a better option because they feel these are
easier to manage.
If this is
your case, be aware of the construction year of the property!
Miami Dade
and Broward County have a re-certification ordinance requiring that buildings 40
years of age be re-certified by a registered Florida Engineer or Architect for
structural and electrical safety. This re-certification will have to be completed
again every 10 years following the first one. This ensures it is a safe structure,
it is prepared for hurricanes and severe weather, and avoid a possible sinking
or collapse.
If the
inspection reflects construction defects, or outdated systems such as plumbing,
electrical panels, roof, foundation, walls, floors, windows, or others, these
will have to be updated or replaced to today’s code to then be re-inspected and
re-certified by the county. These costs must be considered at the time of buying
or selling the commercial property.
Be aware it
is your responsibility as an owner to complete this inspection and
re-certification within the time allowed, whether or not you have received
notice of it by the county. Otherwise the county could issue fines, deliver an “Unsafe
Structure” notice, or even request for the property to be demolished.
