Taxes Due
Real Estate Taxes are collected on an
annual basis by the Tax Collector's Office. The tax year runs from January 1st
through December 31st.
Final Tax notices are mailed on or before
November 1 of each year. Contrary to popular belief, Property Taxes become
delinquent on April 1 of the following year in which they were assessed, not in
December of the current year.
The Miami Dade and Broward Counties, as
well as others, offer the following discounts for paying your Property Taxes
early:

4% if paid in November
·
3% if paid in December
·
2% if paid in January
·
1% if paid in February
·
If paid in March no discount applies. You
must pay the gross amount due on your Tax Bill.
If not paid by April 1, a 3% penalty is
added to the gross tax amount due. Be aware that the Discounts above do not
apply to delinquent payments of taxes from previous years.
If you do not receive a tax notice in
November, it is your responsibility to contact the tax collector's office to
request a duplicate bill, or go online to get information on the amount owed.
If you bought your property in Cash, it is
your responsibility to pay for your Property Taxes on time to avoid any
penalties by the County.
If you have a mortgage, and you have an
Escrow account with your lender, they will be responsible to make timely
payments on your taxes. Usually Banks will send property Tax Payments by
November 30th to take advantage of the 4% discount available to Homeowners. If
you do not have an Escrow account on your mortgage you are still responsible
for the payment of Property Taxes.
There are several ways to pay your Property
Taxes:
Payments can be made online at https://www.miamidade.county-taxes.com/public for properties in Miami Dade; or https://www.broward.county-taxes.com/public
for properties in Broward County by entering the property address or name of
owner. Payments can be made in the form of a direct debit to your bank account,
or with a credit card. You may also pay your Property Taxes by mail, or in
person at the local Tax County Office.
If you cannot pay the whole amount of taxes
due, you may apply to make partial payments, an installment plan, or even defer
your payment of Property Taxes.
